RENTAL AGREEMENT
THIS AGREEMENT is made between Rent Paris Texas, owner, and TENANT:

TENANTS AGREE to pay rent for the property on a ____________________ RENTAL AGREEMENT:

The agreed monthly rental rate shall be: $____________ per month and shall be due and payable in
advance on the _____ day of every calendar month.
TENANTS AGREE to pay last month’s rent of $_________ in advance, to be used only for last month
of tenancy and only after tenants give owner thirty (30) days’ written notice that the property will be
vacated. Tenants further agree to rent property for a minimum of ____________________
TENANTS AGREE to pay an advance cleaning/security deposit, which is refundable if property is left
clean and undamaged and if 30-day written notice to vacate property is given. Advance cleaning/security
deposit for this property is: $_____________ .
Owners will refund deposits within twenty-one (21) days after all keys to property have been returned.
Ifany deposit funds are withheld, owners will provide an itemized statement showing their disposition.
TENANTS AGREE to forfeit all advance deposits if tenancy is less than ONE (1) YEAR unless otherwise
specified under Special Agreements, below.
TENANTS AGREE to pay a late charge of $35.00 if rent is not paid within (3) days after rent due date.
Example: If rent due date is on 1st of month, a late charge is due if rent is not paid by the 3rd day of
month. AFTER the 3rd THERE IS A $5.00 PER DAY UNTIL PAYMENT IS RECEIVED. PARTIAL
PAYMENTS WILL GO TOWARD LATE FEES FIRST AND THEN TO YOUR RENT.

IT IS AGREED that only the following people may live on this property:

TENANTS AGREE to pay a $35.00 additional service charge on all returned checks (bounced).
This service charge is in addition to late charges if rent payment is late because of returned check.
IT IS FURTHER UNDERSTOOD that TENANTS are responsible the “GENERAL RULES AND
COVENANTS”.
